Ancillary Certificates of Compliance (Floor Safety)

If you are an Assigned Certifier under the Building Control Regulations (Architect, Engineer or Surveyor), then you need our services.

When you sign the Certificate of Compliance at project completion stage you will need to have evidence that the building’s floors are in compliance with The Building Regulations.

  • Technical Guidance Document B – Fire Safety
    Floors of Escape Routes 1.4.6.
The floors of all escape routes (including steps, ramps, and landings) should have non-slippery surfaces.
  • Technical Guidance Document M – Access and Use
    Access Routes 1.1.3.1 (k)
Where an access route is provided the surface should be slip resistant, especially when wet. Guidance on slip resistance is given in BS 8300:2009 Annex E
  • Technical Guidance Document M – Access and Use
    Access Routes 1.1.3.1. (l)
The frictional characteristics of the surface materials used along the access route should be similar to prevent tripping and falling at interfaces between different materials.
  • Technical Guidance Document M – Access and Use
    Stepped Access Routes 1.1.3.5 (p)
Where a stepped access route is provided the surface of the threads should be slip resistant, especially when wet. Guidance on slip resistance is given in BS 8300:2009 Annex E

Similarly, you will need our services every time you sign Certificates of Compliance with a Fire Safety Certificate and/or a Disability Access Certificate.

Quin Friction Laboratories will slip test all floors, in accordance with BS 7976 and the UK Slip Resistance Group (UKSRG) Guidelines, to determine whether a floor has a low slip potential or not.

Assuming compliance with the Building Regulations, our lead consultant, Graham Quin Chartered Engineer, will then be in a position to sign an Ancillary Certificate of Compliance on Completion (Floor Safety)

Failure to slip test all floors at building completion could open the Assigned Certifier to expensive litigation in the event of a Slips, Trips & Fall (STF) incident occurring during the lifetime of the building, as well as a possible prosecution by the Building Control Authority.

Prudent Assigned Certifiers (Architects/Engineers/Surveyors) will engage Quin Friction Laboratories to slip test samples of flooring prior to installation in order to eliminate the potential problems of downstream non-compliance.
